Loan programs
Every loan is placed with one of our wholesale lending partners. We choose the lender by fit, then by price. These are the programs we arrange most often.
Conventional purchase
Fannie Mae and Freddie Mac eligible loans for primary residences. Fixed and adjustable rates, low down payment options for qualified first-time buyers, and loan amounts up to the conforming limit for Rhode Island.
Jumbo
Loan amounts above the conforming limit, common for island and coastal homes. Several jumbo lenders, so a file that one lender declines often fits another.
Second home and vacation home
Financing for a home you will use yourself part of the year. Lenders differ on how much seasonal rental use they allow and how they treat the rental income; we match you to the one that fits your plan.
Rate-and-term refinance
Replace your current loan with a lower rate, a different term, or a fixed rate in place of an adjustable one.
Cash-out refinance
Borrow against equity for a renovation, a second property, or to consolidate other debt.
Investment property
Conventional loans on one-to-four unit rentals, including year-round and seasonal rentals. Rental income is documented with leases, tax returns, or an appraiser's rent schedule depending on the lender.
Island and coastal properties
Houses on Block Island and along the Rhode Island shore raise questions that many lenders are not set up to answer. We work through these up front so they do not surface in underwriting.
